Galleria Manor closes June 18, 2010
BBT and The Paces Foundation have closed the acquisition and construction/permanent financing for the Galleria Manor senior development located in Smyrna, Georgia. Galleria Manor is financed with a $10.76 million Exchange Loan from the Georgia Department of Community Affairs and a $2.975 construction/permanent loan from BB&T. The 88-unit independent senior (+55) living community will offer 16 one bedroom and 72 two bedroom two bath units, and a full amenity package including community room, fitness center, computer center, gathering/TV areas on each floor, exterior gazebo, and a walking trail with exercise stations. Ninety percent (90%) of the units will be rented to low- and very-low income seniors. The community will be built by CAA/Hardin Joint Venture, with construction commencement in mid July 2010. Completion and initial occupancy is anticipated by August 2011.

BB&T issues formal commitment for construction and permanent loan financing for Panama Commons, a 92 unit affordable family housing development located in Panama City, FL. Panama Commons is expected to commence construction in August 2010, with completion and initial occupancy scheduled for August 2011.

LEED Gold Certification:
Whitehall Manor (senior) and Whitehall Commons (family) a joint-phased project in Cleveland, Georgia has acheived the coveted GOLD standard of achievement by the national LEED association. Designed and constructed to the most stringent standards, many features such as solar waterheating, wind turbine energy generation, low impact paints, flooring, siding and roofing materials, as well as environmentally sound purchasing and waste management. Whitehall Manor is the first LEED Gold Project in the state of Georgia for seniors. Whitehall Commons is the second affordable family project with this designation.
The Paces Foundation, Inc has been invited to the second round of the application process for the The Home Depot Foundation’s 2010 Award of Excellence Program for Affordable Housing Built Responsibly Program. The Paces Foundation will be submitting an application for Whitehall Commons and Whitehall Manor (senior), its Appalachian communitites, in Cleveland, GA. Both, Whitehall Commons and Whitehall Manor achieved LEED Gold status from the Green Building Council.

$1,300,000 FHLB Affordable Housing Program funds (winter, 2010):
Paces is an honored conduit for $1,300,000 the Federal Home Loan Bank of Atlanta to build two 56 single family rental communities: The Waterford in Dublin, Georgia and Rosewood, in Cordele, Georgia. Both projects have the broad support of their communities and, again, with many social, economic and environmental sustainable features, will achieve EarthCraft certifications from the SouthFace Institute of Atlanta, Georgia.
The City of Smyrna, Georgia, the Jonquil City, contributes over $200,000 in assistance to Galleria Manor.
Galleria Manor, 88 units of affordable senior rental housing, on Cumberland Boulevard, Smyrna, GA (behind Cumberland Mall) has gratefully been supported by the City of Smyrna with infrastucture assistance and a commitment to extend a connector to the famous Silver Comet Trail to the front door of this wonderful senior project.
$45,000,000 in Stimulus Funding: Fall, 2009:
PACES is proud to have been selected as one of many organizations nationwide to provide communities in need the Presidental and Congressional ARRA funds to help stimulate the national economy. Paces will dispense over $45,000,000 in construction and development services dollars to communities in Georgia and Florida. It is estimated that over 3000 families will be directly impacted through job, services and material creation in the communities of Panama City, Florida and Smyrna, Dublin and Cordele, Georgia over the next 18 months.
